Involving ~130 hectares of undulating land, nestled between low lying and partly vegetated pastoral landholdings, and within Perth's rapidly growing South-Eastern Corridor, the site presented an outstanding opportunity for Stockland to create a showcase, modern residential Masterplanned community.
Newhaven Estate was one of the pioneering Estates in WA to implement a Living Stream urban water management concept, turning the original open Ballanup Drain into a thriving new living stream ecosystem, inclusive of century old melaleuca trees and other stands of quality remnant vegetation along the realigned Ballunup Drain corridor. CD+P lead the Stockland project team in identifying key areas of remnant and other quality vegetation throughout the Estate, resulting in a meandering road network nestled next to linear parklands that has became a distinct characteristic and significant marketing drawcard for the Estate.
In addition to the environmental qualities, CD+P was instrumental in developing the centre of the Newhaven Masterplanned community into a showcase District Activity Centre with adjacent District Playing Field and community facilities; this complemented by nearby Primary Schools and Secondary High School. The 2,500 dwellings of various lot sizes and dwelling types has evolved over time in response to changes in market demand, this possible given the robust Structure Plan and subdivision design. Accommodating a population of over 7,000 residents alone, Newhaven Estate significantly contributed to the market success and reputation of the subsequent Estates developed in the broader Piara Waters and Harrisdale localities.
