In July 2013, CD+P teamed up with architectural firm Studio 53 to prepare a development application to redevelop Lot 70 from an under-utilised grade car park to a mixed use development of 60 new dwellings, a commercial tenancy and free short-term public parking, establishing true inner city character.
The development application covered a myriad of elements, with specific and particular attention given to car parking issues with input from traffic engineers. In addition, the proposed medium density development component required a detailed understanding of the strategic and statutory planning framework, including comprehensive compliance checks against the City of Perth Schemes, Policy Manuals, Planning Policies and Guidelines, Design Guidelines and the Residential Design Codes.
The proposal maximised the most efficient use of this land in the context of the already established "Claisebrook Village". The building complemented the form and scale of the surrounding developments.
Ultimately however, the project did not proceed.
